Oak Park Mall is losing a longtime tenant and may be gaining two new ones as the Overland Park shopping center remakes itself ahead of a major mixed-use rezoning.

Five Guys Burgers & Fries closed its Oak Park Mall restaurant on July 15 after the mall declined to renew the franchise's lease, KCinsiders reporter Joyce Smith reported. The franchise wanted to stay. Hyde Park Ventures, the franchisee, said in a June 28 KCinsiders report that it "absolutely loved being at this location and we will miss our customers!" Hyde Park Ventures still operates Five Guys locations at 7733 W. 159th St. in Bluhawk, 9133 Metcalf Ave. in Overland Park and 11900 B Shawnee Mission Parkway in Shawnee.

The Oak Park Mall Five Guys opened in late 2010 as part of a revamp of the mall's northwest entrance.

Mall officials would not confirm what's next for the space but told KCinsiders an announcement would come in late August or early September. Smith's sources say Añejo Modern Mexican Cuisine wants to open in the former Five Guys space and take an adjacent space next door, according to an Aug. 23 KCinsiders report. Añejo already has a location at 16411 W. 119th St. in Olathe and recently opened a location in downtown Kansas City.

Separately, sources told KCinsiders that Urban Outfitters is looking for a smaller space at Oak Park Mall and is waiting for the right spot to open up, potentially as late as 2027. The retailer has occupied a two-story, 12,000-square-foot space at Country Club Plaza since 2005. Urban Outfitters corporate officials did not respond to KCinsiders' questions about the Plaza store or a possible Oak Park Mall location.

The Plaza, where roughly one-third of storefronts sit vacant, has been struggling to retain tenants. Urban Outfitters nationally has been rolling out a smaller, Gen Z-focused store format, with the company citing research showing 72% of Gen Z consumers shop in malls, according to Retail TouchPoints.

All three tenant moves come as Oak Park Mall's owner, Tennessee-based CBL Properties, pursues a sweeping rezoning of the property at 95th Street and Quivira Road. CBL submitted its application to the city on July 22, seeking to rezone the site to allow mixed-use development including 260 apartment units, a 120-room hotel, a three-story theater and conference center for The Culture House, new restaurants, a butterfly garden and improved pedestrian access, according to the Johnson County Post.

Overland Park Deputy City Manager Kristy Stallings told the Johnson County Post on Aug. 13 that the mall remains "a pretty viable, important sales tax producer and gathering space in the city" despite a challenging national environment for shopping malls.

The city's Site Plan Review Committee reviewed the rezoning application on Aug. 19. A public hearing before the Planning Commission is tentatively scheduled for Sept. 14, with a final vote by the Overland Park City Council to follow.
