A $75 million-plus apartment complex in Mission is on track for a summer 2028 opening after breaking ground in March.

Mission Beverly, developed by Indianapolis-based Milhaus, will add more than 250 apartments and 1,500 square feet of retail space near the Sylvester Powell Jr. Community Center. The project spans two buildings on opposite sides of Martway Street at Beverly Street.

Devon Coffey, Milhaus director of development, told the Johnson County Post on Monday, Sept. 14, that construction has hit no delays. The south building's foundation is completely poured, and framing on that structure should be visible by November.

"After the first of the year, we'll start framing on the north side of Martway on the big building," Coffey said.

The north building is a four-story structure with 206 units and a parking garage with more than 250 stalls. The south building is three stories with 57 units and surface parking.

Complex site work preceded groundbreaking

Getting to the March groundbreaking required extensive infrastructure upgrades, Coffey told the Post. Crews relocated a 24-inch water main on Dearborn Street that dated to the early 1950s, upgraded the city's storm sewer system and moved sanitary lines. City staff and public utility teams coordinated with Milhaus to finish the work before construction began.

Coffey said industry consultants she worked with called it the most complicated pre-construction process they had ever seen.

Tax break and timeline

Milhaus first presented the apartment concept to the Mission City Council in 2022. The city granted the developer a 75% tax abatement, the maximum Mission's policy allows, the Johnson County Post reported in January 2024.

Framing on the larger north building is expected to begin after January 2027. The full complex is targeting a summer 2028 completion.
